Illegal Move-Out Charges
I wish it was possible to give a place 0 stars because that is what I would give this company. The worst apartment experience I have ever had!
I hope that people read the reviews on here and make the decision not to rent. I am an attorney and my husband is a teacher. We were looking for a nice apartment complex to live in and made the mistake of renting from this company at the Falls at Arden in Sacramento, CA and had nothing but problems. We were told we would get an up-to-date apartment with stainless steel appliances - we didn't.
We were told it was a safe gated community - the gate was constantly left open and homeless people were living near the dumpsters inside of the complex. Our downstairs neighbors were constantly blasting music and smoking ***, which caused our apartment to practically be hotboxed, but our complaints were never adequately addressed by management. The complex itself was not maintained and there was frequently trash all throughout the parking lot. We recently bought a house and finally moved out of that awful apartment.
Not only did Trinity say they were keeping our entire security deposit, but now they are attempting to charge us nearly $300 for cleaning and wear and tear. I refuse to let this company take advantage of me after how awful our experience was living on the property.
The management at the Falls at Arden were the most unprofessional and incompetent people I have ever met. DO NOT RENT FROM TRINITY PROPERTY CONSULTANTS - YOU WILL SURELY REGRET IT AS I DO!

Greedy, opportunistic property flippers
Trinity Property Management took over the complex I live in a couple years ago. They immediately set about "improving" the property by replacing all the roofs in the complex which had just been replaced under the previous ownership.
These roofs were less than a year old when they were "fixed" and after that at least four of them had to be redone because they were apparently done wrong the first time. They then replaced perfectly good iron fences around the pool with expensive new plexiglass panels I guess because they looked cool.
They also replaced our nice, sturdy rail balconies with poorly constructed particleboard monstrosities in the interest of making all the buildings in the complex uniform in style (Completely unnecessary and they passed the cost on to the residents in the form of higher rent) Meanwhile, real problems like the large holes in my ceiling and the broken mailboxes have gone unfixed for months. They spend all our money on fluff and ignore real, serious problems!

Trinity Prop/ Greg Folwer bad Owner
Trinity is just one of Greg Fowler's concerns - Fowler Property Acquisitions and Fowler Property Management and Red Tail Construction and Pacific Personnel and New West Acquisitions and Highway West Vacations, and others. Please see major lawsuit filed this year in San Diego - Case # 37-2016-****8735-CU-WT-NC - describing just some of the detestable and criminal behavior exhibited by Fowler and his evil college pals and relatives.
Fowler believes himself to be above the law and allow his agents to do horrible things to good, honest and hard-working individuals.
He then hires dirty attorney to *** themselves on his behalf, further threatening and damaging whomever attempts to stand up to him and his evil, criminal empire.
BEWARE!
Preferred solution: Lawsuits have been filed. Now we need to do everything we can to expose this criminal filth!

Do Not Move Here
I've been here 2 years and can't wait to move. There was a shoot out with a tenant and the police had to blow out windows and use tear gas.
Lots of stolen cars have been parked here as well as the residents own cars are stolen frequently. Renter's Insurance is mandatory to have already purchased before you move in. A tenant is quoted one price for water and trash, a nominal fee $20 - to $27.00 month, before you move in, but after you become a tenant, you will find that you may be paying $80.00 and climbing, when you get your bill monthly. This is not due to the tenants increase of water usage.
Management staff, lie to you to get you to rent, but fraudulent charge you these outrageous prices, which is illegal, after you move in. They get away with it because many residents don't know their rights or who to contact. The maintenance staff is efficient and professional, always. The office assistance were professional also, but there seem to be a great turnover. The only person who has a communication problem is the manager, Janelle.
She communicates with you professionally while you are a prospective tenant, but once you become a resident, she has a tendency to talk at you, or down to you, in a very demeaning and sometimes disrespectful manner. The trash bins have been moved to the rear of the complex where a lot of drug sells, go on at night. In the past year the apartment complex received a face lift ( Paint job) and a few other upgrades, but not comparable to the high rent, that is charged. Children roam the property day and night without parental supervision, behaving as though this complex is the city projects.
Could be a very good place to live if the parents were held responsible for their child's behavior, and a few other things changed.Update: On August 26, 2016 3 apartments were broke in and the tenants were robbed. It would have been 4 apartments but it was an attempt robbery but the tenant was home and the robber didn't get to break in. Obviously there is no security making rounds any more. Plus, 3 stolen cars were also put on the property around the same time. They sat outside for 3 or 4 days before they were towed away.
With what just happened in the last week, I think we no longer have security, but are just told that. I think that because whoever did the break ins, wouldn't have been so bold to break in and rob 3 apartments @ the same time.

MIRO at Dashpoint in Turmoil
Tenants are up in arms about the rash of Payless Towing hauling cars to impound. I've witnessed several cars with MIRO stickers towed off because Payless had a photo of the car prior to a sticker being placed on the windshield.
Just yesterday, my husband parked in a Visitor space and was waiting for our daughter to get out of the shower so she could give him the visitor sign to hang from his mirror. In less than ten minutes, the tow truck was in position and ready to tow my husband's car away! Unbelievable! The driver said he had a photo of my husband's vehicle without the visitor sign and he was towing it to impound. They must have photographed him driving into the entrance. We had to pay the driver $120 to prevent him from towing the car. Is this how MIRO and Trinity want to treat their tenants? If so, I would like your permission to break the lease and find somewhere else to live. This is flat out extortion and I will be consulting an attorney about the legality of these actions. We have lived at MIRO for three and a half years, have gone through several owners and never experienced such abuse. Regardless of new rules recently put in place, landlords should never treat their tenants with such disregard and cruelty. Parking has always been an issue at MIRO with too few visitor spaces and improperly numbered spaces. I've been paying $35 for over two years for my space that was just recently renumbered to show my reserved space. Two weeks ago, seven police cars showed up, guns were drawn by the police and the tow truck driver because a car was being towed away against the owner's wishes. The owner of the car claimed she was parked in her assigned spot. Having had three property owners in less than three years, it doesn't surprise me that this much chaos exists in management. Trinity needs to tone things down. With as much anxiety, foul language, anger and despair exhibited by your tenants and Payless Towing employees over parking and towing, it's just a matter of time before violence becomes a real issue. Do you want MIRO's reputation tarnished by this? At this point, my daughter and I would like to break our lease and get out. We feel unsafe, unwelcome and unappreciated. Please do something to make thing better at MIRO at Dashpoint.

Thieves!!!!
International Residence now "The Hendrix" in Austin, Texas has the most unprofessional and inefficient management/staff hands down! Went in a week ago to help my son, due to his work schedule, secure an apartment.
The agent who assisted was eager to sit me down at their computer to get the application submitted, along with total of $300 in fees of which $100 was refundable within their "agreement". Within 72 hours we complied with all that was asked including a verification form and copy of rental contract sent from previous landlord to prevent paying additional $300 for "first time renter fee". My son has no bad rental history, but has lived with family for a year. According to the agent, my son was "approved" by the system but not by the property manager!
Then told us that because the documents from previous landlord were not notarized they were not acceptable, although he sent from his email!!!! She still insists on the additional $300 to rent, which we already said we could not do. We asked that our $100 be refunded and now the fight is on!
They won't talk to me because I wasn't on the application to lease, although it was clearly "me" who sat down and submitted it!!! We are being fed BS and it seems they are making up the rules as they go.
Review in Real Estate category from Denver, Colorado
This is the worst Apartment management company I have ever found they let unworthy employees Excel and Fire their best employees after 1 incident. They don't care about their tenants and if you need something done in your apartment it'll probably be a month if there's a leak from the apartment above it'll probably be two months and will never be painted oh yeah don't forget about the cockroaches and bed bugs that are in every building they might get you. Long story short in my opinion this company does not care about anything it's worse than Motel 6 because you have to pay to have the light left on for you

This company does not pay it's vendors. The constant change in companies working around the property is due to non payment.
Landscapers, carpet installation, painting, from small to large. They will work for a few months and then leave forced to follow legal action to actually get paid from this management company.
They should be closed down and criminal charges should be issued. Stay as far away from them as possible
